Sacramento's Fall Numbers: What October's Market Means for Military Buyers and Sellers
The market slowed its tempo, not its values — and that gap between the two is where military buyers and PCS sellers should be operating this fall.
Quick Answer
Sacramento's fall market is a split screen. Single-family prices are holding essentially flat around the [VERIFY: $550K] median while the pace cools — homes taking [VERIFY: ~40] days to sell, supply edging up to [VERIFY: ~2.7] months, and price cuts hitting roughly [VERIFY: 38%] of listings. Yet about a third of homes still sell above asking. Translation: well-priced homes still win fast, overpriced ones sit — and buyers finally have room to negotiate seller-paid closing costs. Condos are the outlier: sales and prices are down sharply, which spells opportunity for the right VA buyer and a pricing wake-up call for condo sellers.
Every fall, the Sacramento market catches its breath — kids are in school, summer's bidding energy fades, and the serious buyers and sellers are the ones left on the field. This year's version has a twist worth understanding: the slowdown is showing up in the tempo numbers, not the price numbers. That's not a market falling. That's a market negotiating.
Here's what the latest county-level data says, and — more useful — what it means if you're a military family buying, or a PCS seller with a clock running.
The numbers at a glance
- Single-family median: essentially flat at roughly [VERIFY: $550K] — values holding while the pace shifts.
- Days on market: climbing — around [VERIFY: 40] days, up from the mid-30s. Homes still sell; they just take a few more breaths.
- Supply: rising but still tight — about [VERIFY: 2.7] months. For scale, a fully balanced market runs closer to five or six.
- Price reductions: up sharply — roughly [VERIFY: 38%] of listings have cut price. That's sellers meeting the market after aiming high.
- And yet — about [VERIFY: 35%] of sales closed ABOVE list, up from last year. The right home at the right price still starts a fight.
- Condos: the outlier. Condo sales fell steeply year over year, the condo median dropped hard, and condo supply has roughly doubled — a very different market than the single-family picture.
One market, two speeds: priced-right homes selling above ask while overpriced listings stack up price cuts. Which lane you're in is a choice.
Rich's Take
For VA buyers, this is the season the concessions conversation gets real. When four in ten listings are cutting price and homes sit past the month mark, motivated sellers say yes to things they laughed at in spring — and VA rules give you more to ask for than any other buyer: your ordinary closing costs paid without a cap, plus up to 4% of the home's value in concessions on top. A listing at day 35 with a price cut behind it is exactly where I go hunting for a deal where the seller covers your costs AND your funding fee. The buyers who win this fall aren't the ones waiting for prices to crash — flat values say that's not the play. They're the ones using the slower tempo to negotiate terms summer buyers couldn't touch.
If you're selling this fall — especially on PCS orders
- The data just proved the day-one pricing rule. With [VERIFY: ~38%] of listings cutting price, the market is publicly grading every seller who aimed high — and each cut hands buyers leverage. Price to the comps on day one and you're in the third of the market still closing above ask.
- Forty days is your new planning number. PCS sellers: build the timeline backward from your report date using today's pace, not summer's. That likely means listing earlier than you think.
- Condition earns its money now. With more supply, buyers compare. The deep-clean, touch-up, bright-bulbs prep from my PCS selling guide isn't optional this season — it's the difference between the fast lane and the price-cut lane.
- Condo sellers, hear this early: your segment softened hard. Pricing against last year's condo comps is how a listing sits all winter. Price against the last sixty days, present impeccably, and make sure your project's VA approval status is a selling point in the listing itself.
If you're buying — the fall windows worth knowing
- The stale-listing hunt is open. Homes past 30-plus days with a price cut are where seller-paid closing costs, funding-fee coverage, and repair credits live. That's the two-bucket VA concessions play, in season.
- The condo dip is a real opportunity — with homework. A falling condo median means entry prices the single-family market can't touch. But softer condo values make HOA health and VA project approval matter more, not less — send me the address before you fall in love, same as always.
- Don't confuse tempo with direction. Values are flat, not falling, and a third of homes still sell above ask. Waiting for a crash the data doesn't support just means shopping against next spring's competition. Negotiate now instead.
Frequently Asked Questions
Are Sacramento home prices dropping this fall?
Single-family values are holding essentially flat — the slowdown shows up in days on market, rising supply, and price cuts on overpriced listings, not in the median itself. Condos are the exception, with real price softening. Tempo has changed; direction largely hasn't.
Is fall a good time for a VA buyer in Sacramento?
It's one of the best negotiating seasons of the year. Slower tempo plus widespread price cuts means motivated sellers — and VA rules let a seller pay your ordinary closing costs without a cap plus up to 4% in concessions. The leverage is real; use it on the right listings.
Should I wait until spring to sell?
Spring brings more buyers — and more competing sellers. A correctly priced, well-presented home still sells fine in fall, often to more serious buyers. If you're on PCS orders, the calendar decides for you: work backward from the report date and price right on day one.
What's happening with Sacramento condos?
The condo segment cooled much harder than single-family — fewer sales, lower prices, roughly double the supply. For buyers, that's entry-level opportunity with extra due-diligence homework on HOA health and VA project approval. For condo sellers, it's a season that punishes wishful pricing.
